Rollover risk
Below market rents
Physical upgrades and rehab
Multi-tenant conversions
Excess land for further expansion/development
Complex Transactions including:
Properties encumbered with conduit debt or high interest rate loans;
Properties encumbered by land leases; and
Sale-leaseback transactions.

Due Diligence/Closing:
Ability to respond quickly to all submissions and to rapidly complete due diligence and close.
Broker Recognition/Protection:
We act as a principal investors only (as opposed to an advisor or
broker).
We highly value broker relationships including protecting brokers
on investment sales submissions and leasing commissions.
We engage outside leasing brokers for all its properties.
